Top 10 Neighborhoods in Tustin

Tustin Legacy is a 1600 acre master planned community developed on the former Marine Corps Air Station in Tustin. The project includes parks, a commercial retail center and four distinct neighborhoods with various densities of housing with a total of 4600 units.

The community is centrally located and provides a distinctive sense of place that enhances quality of life providing an engaging place to live, work, learn and play. With the ultimate build-out of Tustin Legacy expected to be 20+ years, future development has yet to be completed. Plans call for an additional 2,100 residential homes, along with an “Urban Community Core” which will provide a pedestrian oriented, mixed use district that integrates a variety of uses and activities including retail, restaurant and entertainment uses, hotels, for-sale and apartment homes and offices.

Tustin Field

Tustin Field I was completed in 2006 by John Laing Homes and was the first development to occur at Tustin Legacy. A vibrant community located at the northwest corner of Edinger and Harvard which consists of 376 medium density attached and detached residential homes with a pedestrian friendly open feel. The Air Station history design was inspired by the nostalgic agricultural history of the region.


Greenwood consists of 375 market rate single-family homes, the first set of single-family homes being built at Tustin Legacy in two years. The Greenwood development will be built on 78 acres near Jamboree Road and The District.

Model homes opened in late spring 2015, with the first residents moving in in late-summer 2015. Each neighborhood consists five to eight different architectural styles of homes, with features including outdoor living rooms, flowing floor plans and large kitchens and natural light.

The District

Developed by Vestar/Kimco and opened since 2007. The District is Orange County’s newest regional shopping and entertainment destination located on the corner of Jamboree Road and Barranca Parkway. The one million square foot center features The Promenade with over 250,00 square feet anchored by a state-of-the-art 14-screen mega plex movie theater complex with restaurants, bistros, cafes, entertainment and various retail uses. Retailers include Whole Foods Market, Costco, Target, Lowes and T.J. Max along with specialty shops including Pinkberry and The District Eye Care, health and beauty focused businesses. Restaurants include Pei Wei Asian Diner, Lucille’s Smokehouse Bar-b-Que, a Native Foods Café, A Marmalade Café and the Winery Restaurant and wine barcenter comprising over 1 million square feet of a mix of users including retail, grocery, restaurants, entertainment, and professional services is located at the southeast corner of the Tustin Legacy project north of Barranca Parkway and bordered on the west by Tustin Ranch Road and the east by Jamboree Road.

The center employs approximately 2,500 people among the tenants occupying the center.

Columbus Grove

The master developer for Columbus Grove is Moffet Meadows Partners, LLC and is a joint venture between Lennar Homes, William Lyon and an investment partner with individual sites within the project sold to merchant developers. The project commenced in 2005 and will ultimately include a total of 465 dwelling units. The project is on-going and is bordered by Moffett Drive to the north, Harvard Avenue to the east, Warner Avenue to the south and Jamboree Road to the west.

The community provides a variety of tastes, built along tranquil tree-lined streets which consist of ten neighborhoods. Each home is designed with diverse architectural style which range from luxury townhomes and paired homes to single-family residence. There are a number of different residential products which have been completed to date, and also includes a total of 42 income-restricted dwelling units.

Tustin Field II

The second phase of homes located at the southwest corner of Edinger and Harvard carries forward the traditional design principals and town planning concepts successfully used in developing Tustin Field I, creating an environment that remains open and pedestrian friendly. The urban streetscape feel encourages a close nit community with a pride of ownership.

The community is comprised of 189 detached single-family homes in four neighborhoods. The mix includes 51 patio homes of which 40 are affordable units including 11 very low income units and 19 moderate income units are provided in the patio homes.

Columbus Square

The master developer for Columbus Square is Marble Mountain Partners, LLC, a joint-venture of Lennar Homes, William Lyon, and an investment partner with individual sites within the project sold to merchant developers. The project commenced in 2005 and will include a total of 1075 dwelling units and the community will provide seven urban-inspired neighborhoods built along tree-lined streets consisting of luxury townhomes and single-family detached homes.

This community reinvents the old town feel of yesterday with a touch of elegance. Construction of the project is on-going and the overall development site is bordered by Edinger Avenue to the North, Kensington Park Drive to the east, Valencia Avenue to the south, and Severyns Road to the west. The mix will also include a total of 266 income restricted dwelling units to be sold and/or rented as applicable.

Anton Legacy Apartments

Amalfi Apartment

The Amalfi Apartment Homes are the newest apartments to be added to Tustin Legacy. Completed in 2015 by the Irvine Company, they are located just steps away from the District Shopping Center and consist of 533 units.

They consist of three and four story buildings, some over parking, with hardwood flooring, stainless steel appliances, quartz stone kitchen and bathroom counters and advanced telecommunications wiring system. Amenities include a café, club room, fitness center and outdoor pool.

Legacy Park

The proposed 85-acre Legacy Park is expected to be one of the prominent features of Tustin Legacy, with the North Hanger (the huge former-blimp hanger) as the centerpiece. The park is planned to connect all of Tustin Legacy from the Metrolink Station near the corner of Jamboree Road and Edinger Avenue to the Cornerstone development, which is near the corner of Red Hill Avenue and Barranca Parkway. The first phase of Legacy Park will run from the corner of Red Hill Avenue and Barranca Parkway to Armstrong Avenue. This phase is anticipated to be a passive park, with trails and open space areas. The Cornerstone office development is expected to be adjacent, making it an attractive amenity to benefit future employees. Construction of this phase is expected to be begin in early 2016.
